I have 3 rental homes and now the variable rate interest went up to 13%. I can’t make it work to rent them out and pay taxes and insurance. Not to mention repairs, etc. I know my credit is horrible. I couldn’t pay the credit cards a year ago and went into default with them. I want to refinance these home mortgages or I’ll have to default on them.
My credit is already shot and what would happen if I just let them go back to the lender?
Specifically, are there any criteria one would have to meet in order to "qualify" for filing chapter 13? I know ch 13 allows for reorganization and repayment. I have an appoinment with an attorney for filing. I’m afraid they will tell me I don’t qualify for chapter 13 because I have no real debt, i.e. credit cards, auto loans, etc. I’m considering filing chapter 13 to stop foreclosure on my house.
I lost my job 9 months ago and have looked and applied daily for jobs since than, have interviewed and always lose out to someone else. My husband and I have eaten through all our savings, no family to ask for help as they are all struggling also. Went to Navy Federal which holds our mortgage and credit cards they lowered our cc payments and we applied for mortgage modification just received word in writting that they denied us for "(x) due to investor guidelines", what do we do now, if we file for bankrupcy my husband will lose his security clearance thus losing his job. I am so upset and feel like they dropped the ball.
Good News our credit union has agreed to modify our mortgage from 6.0% to 3.0 %, we are ecstatic (-:

My friend purchased a home for her brother he stopped making payments, and now she is in the process of selling via short sale is this bad on her credit? He stopped making payment 6 months ago. there is nothing I can do to stop it from doing so. I also have 3000 dollars of credit card debt. I have gone to a non profit credit counseling program and all my accounts are closed but I am paying them off monthly through this non profit program. So my question is if my credit is going to be messed up with the foreclosure should I just give up with the credit cards stop paying the credit counseling program and wait 7 years to start over?
Should I refinance my mortgage, which will save me 0 per month by combining a costly 9.99% home equity loan with my primary, or use the 000 I need to close to pay off my credit card debt (which would pay off all my credit cards)?
I’ve already been approved for the loan…I have good credit so that ,000 in debt doesn’t kill my credit score which is still over 700.

My uncle is in a big mess. he tried to save his credit cards when he was behind on his mortgage but lost both of the things now. The thing is if he now wants to work with the bank will they work with him. he wants to keep his house but does not know how to go about it now as he is already 7 months behind. We can’t pay our credit cards and have already filed bankruptcy a few years ago. Had to charge again for medical bills and car engine repairs. We were told it is better to let the house go and pay the credit cards because they are harder to fight. What happends besides the nagging phone calls if we don’t pay? What are the rules in MI for foreclosure? Should we uproot our family from the only home they know or fight the credit cards?
